Maintenance Technician
Position Overview:
We are seeking a dedicated Maintenance Technician to join our team on behalf of a top-tier property management client. Reporting directly to the Senior Maintenance Manager or Community Manager, the Maintenance Technician is responsible for preventative and unscheduled maintenance activities, environmental and safety compliance, and supporting special projects—all with a strong focus on delivering outstanding service and resident satisfaction.
Key Responsibilities:
General Maintenance:
- Perform scheduled, preventative, routine, and emergency maintenance as assigned.
- Complete maintenance repairs promptly to ensure resident safety and satisfaction.
- Conduct maintenance in garages, rooftops, mechanical rooms, parking areas, and common spaces.
- Maintain in-depth knowledge of building systems, including HVAC, pumps, fire safety, and swimming pools.
- Ensure tools and cleaning equipment are in safe working condition.
- Ensure mechanical and exit doors are always secure and operational.
- Oversee and coordinate work by third-party contractors (e.g., plumbers, electricians, painters).
- Perform general cleaning duties including litter pickup, sweeping, shoveling, and power washing.
- Keep grounds and vacant units clean and well-maintained.
- Provide authorized access to units for service personnel and accompany vendors during in-suite work.
- Participate in emergency response and on-call rotation as required.
- Capable of lifting up to 25 kilograms.
- Perform other related maintenance duties as needed.
Administration:
- Participate in monthly fire and life safety inspections and annual emergency drills.
- Track and manage parts and supply inventory; coordinate supply ordering as needed.
- Maintain all safety logs and checklists in accordance with company procedures.
Health & Safety:
- Comply with all applicable legislation including the Residential Tenancies Act, Fire Code, and Occupational Health and Safety Act.
- Follow company health and safety procedures and emergency protocols (fire, flood, mold remediation).
- Understand emergency operation of electrical, elevator, boiler/chiller, and life safety systems.
- Ensure contractors adhere to safety protocols; report any infractions or hazardous conditions immediately.
- Secure all common areas (laundry rooms, recreation spaces, locker rooms) at scheduled times.
Customer Service:
- Represent company values and culture in all resident, vendor, and public interactions.
- Respond professionally and courteously to resident inquiries, feedback, and complaints.
- Maintain a respectful and diplomatic attitude in all resident communications.
- Promote and support a service-oriented team environment.
Qualifications:
- Minimum 2 years of related maintenance experience preferred.
- Working knowledge of health and safety regulations and practices.
- Strong verbal and written communication skills.
- Proven ability to collaborate with colleagues, vendors, and residents.
- Comfortable with smartphone and tablet use.
- Familiarity with Microsoft Office and Yardi Voyager is a plus.
- 5th Class Power Engineer certification is considered an asset.
